Semanoff Property
The Semanoff Property is located on Stanley Hoffman Boulevard, along Route 209 in the downtown Lehighton area. This property has several assets, including its designation as a tax-free Keystone Opportunity Zone (KOZ), which make it an attractive site for businesses to move into. In addition to tax-free status, KOZ's will receive priority consideration for State assistance under State community and economic development programs as well as community building initiatives.

The Semanoff Property is a 15.165-acre area which is zoned for commercial use. The property is subdivided into six individual plots which can be leased or sold. Developers of the property will be able to build shops, offices, etc. and construct ten thousand square feet buildings to rent space.

The Semanoff Property has the infrastructure already in place for tenants. An access road with water, gas and sewer mains will run through the property's six plots. PPL Utilites provides electricity to the property, and the city provides water through four water mains which are positioned on all four boundaries of the site. In addition, there are three fire hydrants onsite. On the western boundary of the property, a four-inch pressure line providing natural gas runs parallel to route 209. Also running parallel to route 209 is a sewage main which is provided by the new regional sewer plant.

Transportation is easily accessible by highways, railways and airways. Interstate 476, which is the main transportation artery, is only three miles from the Semanoff Property. Railway transportation is also accessible with Conrail lines running near the sites. The Jake Arner Memorial Airport, Hazleton Airport, and the Lehigh Valley International Airport provide air travel and are only short drives away.

The Semanoff Property is owned by Gregory and Julia Semanoff. The objective of making the property available is not only to create quality employment opportunities for area residents, but also to continue Downtown Lehighton's transformation into a hub of commerce.
